How We Delivered a Lease-Ready Office Faster and Reduced Vacancy Risk
A Toronto-based investment firm needed to transform its office space into an environment that could support both daily operations and client engagement, without compromising on quality or timeline. The objective was to create a workplace that felt refined, functional, and aligned with their brand, while keeping the project moving under tight time constraints.

Balancing Speed, Quality, and Coordination
The project needed to be delivered within a tight timeline while coordinating across multiple stakeholders, each with different priorities and expectations. What initially appears manageable on paper quickly becomes more complex as the project moves forward.
Alongside the schedule pressure, we were working with base-building contractors we hadn’t collaborated with before, while also aligning with the tenant, landlord, and property management team. Each group brought its own requirements, timelines, and expectations, all of which needed to be considered at the same time.
As the project progressed, coordination became just as critical as execution. Maintaining alignment across all parties required constant communication and quick decision-making. In this type of environment, even small delays or miscommunication can have a ripple effect, impacting progress and putting pressure on the overall timeline.
Our Approach
We approached the project with a clear focus: simplify the process and keep everything aligned from the start.
Given the level of coordination required, it was important to create structure early and maintain consistency throughout. By leading the project through a design-build approach, we were able to bring together the right design partners from the outset and establish a single point of coordination across all teams.
This shifted how decisions were made. Instead of managing disconnected groups working in parallel, the client had one team responsible for moving the project forward, resolving issues as they came up, and ensuring that design intent carried through clearly into execution.

Execution Without Compromise
The project began with the demolition and reconfiguration of the existing space, setting the foundation for a completely refreshed layout. From there, new partitions, upgraded systems, and refined finishes were introduced, all while maintaining steady progress across the site.
With multiple workstreams happening at once, sequencing quickly became a critical part of keeping the project on track. Coordination across trades, consultants, and external teams required constant attention to ensure that progress in one area did not slow down another.
As challenges arose, whether related to coordination or site conditions, decisions were made quickly to maintain momentum. This level of alignment allowed the project to move forward without unnecessary delays or rework, keeping both quality and timeline intact.

Design That Supports Performance
The space was designed to support how people actually work, balancing the need for focus, collaboration, and day-to-day functionality. A mix of open work areas, meeting rooms, and breakout spaces allows for both individual work and team interaction, while a central social hub creates a natural point for connection throughout the day. Client-facing areas were also carefully integrated to reflect the firm’s identity, creating an environment that feels both professional and welcoming.
Material selection and detailing played an important role in bringing the space together. Custom millwork, layered lighting, and a refined palette of finishes add both character and durability, resulting in a space that not only looks considered, but performs consistently over time.
The Outcome
The project was delivered within a tight schedule, despite the complexity of coordination and the number of stakeholders involved. By maintaining alignment from start to finish, the design vision was successfully translated into a fully realized space without delays or disconnects. The result is a high-performing workplace that supports daily operations, enhances the client experience, and reflects the identity of the organization.
More importantly, it is a space that is ready to perform from day one, not only in how it looks, but in how it functions.
